When Tracy started the Property Management side of the Brokerage, he realized the upside of purchasing rental properties in the Sherman/Denison area.   With lower home prices, in Grayson County, compared to Collin and Dallas Counties, and the greater need for rental properties, it provided the perfect opportunity for investors to purchase single family homes, and for Tracy Realty to provide property management. 

Tracy has a method for generating a return on the owner’s investment;

  1. Purchase the right property:  
  2. Select the right residents; background checks, credit checks, employment and income verification, and previous rental history, are a part of the selection process, completed by Tracy Realty.
  3. Align with the best contractors, and be loyal to ensure prompt service, when a repair is needed, or routine maintenance needs to be performed.  
  4. If necessary, include yard care, as part of the rent payment, if busy residents are unable to maintain lawn.
  5. Strive to retain good residents.

Linda Kilpatrick Tracy is the Investor and Resident Relationship Manager.  Her attention is on the comfort and safety of each resident, at all times, while also protecting the investment of the owners.

Service requests receive a prompt response, and our contractors are courteous and respectful.  When it’s raining, they remove their shoes, and they lay their tools on a towel, and not the carpet or flooring.  We receive calls from the residents complementing our team of service contractors.
